Griffith's Hometown Centre is up for sale and strong interest in the property means it's expected to fetch $30 million.
The property is being sold through expressions of interest by James Wilson and Alex James-Elliot from Colliers International.
Bunnings first opened in Griffith over a decade ago and is the major tenant of the Hometown Centre, occupying 8688 square metres.
The Hometown Centre is being promoted to potential buyers as a high-profile location on a major arterial road to Griffith, with long-term leases.
Around 83 per cent of the centre's income is secured by national tenants including Bunnings, Spotlight, Repco and Fantastic Furniture. It also includes Griffith City Cinemas, Family FunLand and Star Bowling and boasts 650 car parks for customers.
"Large format retail centres that are anchored by a Bunnings are extremely attractive; as one of Australia's most successful retailers, Bunnings Warehouse secures a significant proportion of the income and area of the centre," Colliers' retail investment service national director James Wilson said.
"As the only Bunnings Warehouse within the main trade area, the centre attracts customers from outside of the main trade area and is supported by a relatively affluent catchment.
"The centre offers potential purchasers the opportunity to future proof the asset given the opportunity to expand the Bunnings Hardware, whilst also being secured by other high profile destinational retailers including Spotlight, Fantastic Furniture, and Repco."
Colliers' retail investment service executive Alex James-Elliot said with the cut in interest rates, investors were seeking returns in real estate supported by long-term leases.
"We anticipate that the offering will be well received by syndicators, unlisted funds and high net worth private investors, with the relative yield/return available to investors through large format retail assets currently very appealing," Mr James-Elliot said.
Expressions of interest in the Hometown Centre will close on August 8.
