The head of one of the region's main low-income housing providers says the demand for affordable housing is through the roof, with some properties receiving hundreds of enquiries.

Argyle Housing CEO Wendy Middleton said there is clearly a lack of supply of affordable houses and units to rent in Griffith - and demand isn't going anywhere.

"Argyle Housing recently advertised an affordable housing property and we received over 173 enquiries," Ms Middleton said.

"There is currently over 200 applications comprising of individuals, couples and families on the social housing wait list for Griffith."

The CEO added that the wait time for a one or four bedroom house or unit in Griffith is between five and ten years and between two to five years for a two or three bedroom property.

Ms Middleton says this ever-growing demand already "far exceeds" the current supply in Griffith.

Argyle Housing has partnered with Griffith City Council to deliver a $12 million affordable housing project at Dave Taylor Park.

Ms Middleton said the Griffin Green project, which promises to see 20 town houses and more than 40 building plots established in the park, will "go a part way" to providing additional affordable housing.

The comments come just weeks after the release of new data from the Real Estate Institute of NSW which showed there was more than 51,000 people on the social housing register across NSW.

That report also showed the Riverina has a 0.9 per cent vacancy rate, out of 67,062 houses, while Sydney had a vacancy rate of two per cent.
