A vacancy rate of three per cent is regarded as representing a balance between supply and demand. Two per cent is considered to be concerningly high, giving power to landlords to artificially increase rental prices and push prospective tenants out of the market.
Last year, the Real Estate Institute showed that the Riverina has a 0.9 per cent vacancy rate, out of 67,062 houses.
The rate remains similar across NSW, with Albury recording the lowest vacancy rate with just 0.4 per cent of homes remaining unoccupied. The only areas to have a vacancy rate over two per cent are in Sydney, rising well above four per cent.
