Argyle Housing has finalised designs for the two-storey houses, which are being built to help provide more low to middle income housing in Griffith.
Last year, Griffith City Council gifted land on the corner of Wakaden Street and Crossing Street to Argyle Housing, as part of a strategy aimed at easing the current housing availability crisis.
The community housing company says the upcoming rental units will be priced at no more than 75 per cent of the market rate.
The houses will be targeted towards families who earn too much to be eligible for social housing, but not enough to easily afford the market rental price.
Argyle Housing CEO, Wendy Middleton, said she is "really concerned" for the futures of families in cities like Griffith, who "are facing the risk of homelessness" because of rising rent.
She said a key focus of the Wakaden Street project is to provide affordable yet modern dwellings.
Argyle Housing is "moving through the tender process" of securing a builder for the units.
The Griffith Housing Strategy, adopted in 2019, determined the city does not have enough small dwellings and needs to build a larger supply of one and two bedroom strata dwellings.
It projected 1,744 additional dwellings would be required by 2036.
